Church House Inn, Holne, SOLD

Church House Inn, Holne, SOLD - 12th March 2010

Free of tie village coaching inn with 5 en-suite letting rooms

Set in the quaint moorland village of Holne, the birth place of Charles Kingsley author of The Water Babies, The Church House Inn has been sold by licensed property specialists Stonesmith of Exeter.

Sold on behalf of Steve Ashworth and Justin Trevail, the new owners are Anthony and Helen Walker who are no strangers to the hospitality industry having previously sold a guest house in Paignton.

As hands on owner operators, Anthony will run the front of house and Helen will take charge of the catering, ably assisted by a new team in the kitchen having created a new menu with a good selection of home cooked and sensibly priced pub style meals, using locally sourced produce. They plan to make the inn the centre of village life and also appeal to customers from the surrounding towns and villages and the many tourists and day trippers who visit Dartmoor.

The Church House Inn benefits from having 5 en-suite letting rooms which Anthony and Helen are in the process of having graded by Visit Britain. This will be a valuable marketing tool along with their on web site www.churchhouseinndartmoor.co.uk and an entry in the 2010 good Pub Guide.

The property dates from 1329 when stonemasons built it to house themselves while they built St Mary’s church alongside, as they needed comfortable accommodation, good food and fine ales.

The Church house Inn is a historic Dartmoor coaching inn set in the centre of Holne which is approx 3 miles from the towns of Ashburton and Buckfast, with its famous monastery. There is direct access from the main A38 Exeter to Plymouth road.

A substantial detached property it has been upgraded and refurbished over the past couple of years and is now presented to a high standard throughout, whilst the character and many of the original features have been retained. Deceptively spacious, the accommodation briefly provides a main bar with 32 covers, a lounge bar and restaurant for 30, a dining room with 30 covers and a well equipped catering kitchen. There are 5 en-suite letting rooms and 2/3 bedroomed owners accommodation.

A highly sought after free of tie lease, Stonesmith sold the Church House Inn off an asking price of £95,000.
